These custom cottage home designs are for a client in Newport Beach. The prefab modular builders are Hallmark-Southwest Corp, a company that builds its modular home sections on-site in Loma Linda, California.
What is the custom prefab modular home design and construction process?
We begin each modular home project with a custom design approved by the client for their specific lot to Hallmark-Southwest. Their design process includes site-specific modular structural engineering that considers relevant snow loads, if any. Then, the wind load and the structure must be deemed to meet earthquake zone requirements. The modular plans are then completed and sent for approval to a third-party state inspection to ensure compliance with all applicable building codes.
Once Hallmark-Southwest receives state approval, they start constructing the structural frame, and each modular section is designed to meet the client’s specific needs. Simultaneously, site preparation and any field construction of the raised concrete block foundation with rough plumbing and electrical work will begin.
The energy-efficient custom prefab modular home sections are transported to the project site on a trailer. Their on-site staff and a large crane will then assemble and connect the module sections. This includes connecting all the mechanical, electrical, and plumbing components of the modules.
This point almost does the turn-key custom home!
The next step is to complete any interior and exterior finish adjustments and start the property’s landscape and hardscape. Once done, the new home can be completed in just a few days to a few weeks.
