Our Design Process
Our award-winning building design process generally has three steps. The following information is what you can expect from Myles Nelson McKenzie Design for the residential or commercial building design process.
1) Project Proposal & Development
Phase one includes an initial meeting with the clients and/or the project Builder of the said project property. In today’s environment, our clients can feel safe communicating through our live online Zoom meeting arrangements.
Additionally, at that time, our clients usually have an outline of a wish list or their desires for the project design. We will review these and discuss them together, offering any possible design suggestions.
Once we have had our initial design consultation meeting with our clients, we will review and examine all restrictions inherent to the project property with the local City and/or County Planning and Building Departments.

2) Concept Design & Design Development
At this point, we will develop a preliminary design concept plan based on our discussion with the client or the builder and present it to them for further input. Upon reviewing the concept design plan, we will develop the design further in the design development phase.
Once the project design plans have been approved, we develop a set of presentation design plans. These plans will include floor plans, a site plan, and any relevant exterior elevations. They will also present approximate room sizes and square footage.
We will move forward with the project construction documents upon the client’s final approval of this phase.

3) Construction Documents
It’s now time to start the construction documents!
Clients and or the builder can make minor changes during the construction documents phase.
Typically, at this point, we develop construction documents enough for any required civil, mechanical, electrical, plumbing, and structural engineering to start their process.
In our design studio, as we complete the project construction plans, the design and development of the construction plan phases are now completed!
The completed construction plans will include the project notes, dimensions, details, and sections for the project construction plans.

It’s time to take the construction plans and all other required documents to the local governing building department for review and to receive your building permit.
